Why it exists
In Australia the agent acts for the seller, so you hire a conveyancer to act for you. Japan has a judicial scrivener instead: a neutral professional whose job is to keep both sides compliant when the title changes hands. The representative you were about to hire is usually one you do not need. That is one example of a dozen.
What it changes
A Japanese buyer meets the seller a few times, asks sensible questions, and brings no representative. When you can say “I am ready” and mean it, a seller stops seeing an overseas complication and starts seeing a buyer, alongside the Japanese ones.
